ABSTRACT

The strategic facility brief allows the general objective of facility planning to be incorporated within the planning process. The facility manager is well placed to coordinate the complex design and organizational data to ensure that the company's vision of the future is supported through the office environment. DEGW was asked by a service group within a large insurance company to review their current office accommodation in London's Chatham Place. The purpose was to consolidate their present use of space and recommend a facility planning approach for the ongoing use of Chatham Place. The building categories of space are gross internal area (GIA), net internal area (NIA), and net usable area (NUA). The quantitative analysis uses two efficiency ratios to assess the quantity of space in buildings: the landlord efficiency ratio and the tenant efficiency ratio. The key items of space use are planning concept, furniture and equipment, building services, and image and design.
