ABSTRACT

This chapter illustrates case studies of the land market, these are: Stockley Park, Newcastle Business Park, and Aberdeen. The case studies illustrate the possibility of obtaining permission for a development that is not included within the local plan. It provides an example of the capture of community benefit by means of a legal agreement between the planning authority and the developer. Hillingdon responded by accepting the developer's strategy, but it wished to ensure that there would be public benefits from this development and that the development of the site would be restricted to industrial development. The case studies discuss the way in which the planning system is able to respond to market trends. Private house building in the Aberdeen area, as elsewhere in the UK, is predominantly undertaken by developers and building companies. House building by individuals is a small element of annual completions and is almost entirely confined to single units in rural locations or infill urban sites.
