ABSTRACT

This chapter reviews some of the basic tools to craft a diverse set of lot types that can respond to various conditions and generate successful neighborhoods. Usually, lot size limitations are an important part of the subdivision and zoning regulations. Most common requirements are in the form of minimum street frontages and minimum lot sizes. The chapter also reviews regulations addressing density, intensity, height, and setbacks in separate headings, these measures not only work closely together, but also some of them achieve more than one task. It analyses size, slope, surrounding amenities, and sun orientation that are the niche conditions. Slope is important variable that is usually ignored by the one-size-fits-all setbacks of Euclidian zoning. Variances granted due to slope conditions are common. The chapter also analyses several building types but only a few lot types, since these lot types have been explored.
