ABSTRACT
This chapter considers the methods which a landlord may use to bring a tenancy to an end. Under s 24 of the 1954 Act a landlord may terminate a tenancy protected by the Act in any of the following ways:
forfeiture for breach of covenant (see 4.1);
surrender (see 4.2);
notice under s 25 of the 1954 Act (see 4.3). In practice, this is the usual method of terminating a tenancy under the 1954 Act; and
notice under s 24(3) of the 1954 Act where the tenancy is continuing and has ceased to be one to which the Act applies (see 4.4).
