In time, however, the land will be sold. If A sells his land to X, who was not a party to the original contract, X will want to enforce the covenant against B. In order to do so, X must establish that he has the benefit of the covenant. In order to do this, the benefit of the covenant must pass with the land (the term that we usually use is that the covenant must ‘run with the land’). X is known as the assignee of the covenantee.
